Fair Housing

APM LLC welcomes all tenants! We encourage self-pay tenants as well as voucher and subsidy tenants. We strive to work with all optional tenants with the hope of identifying and approving prospective tenants. We do not base approval decisions on credit only. Account Property Management LLC adheres to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reason (race, color, creed, national origin, sex, marital status, or physical or mental disability).

Applicants

• THERE WILL BE A $45.00 NON-REFUNDABLE APPLICATION FEE FOR EACH APPLICANT OVER THE AGE OF 18 TO PROCESS YOUR APPLICATION
• Each person 18 years of age or older must accurately and completely fill out and sign an application.
• The applicant WILL NOT be considered with missing or false information. All applications submitted become the property of Account Property Management LLC.
• If a co-signer is necessary, they must also fill out and sign an application and pay a $45.00 application fee.
• You may pay the application fee by money order, cashier’s check or online.
• WE DO NOT ACCEPT PERSONAL OR BUSIINESS CHECKS FOR ANY REASON.
• THESE FEES ARE NON-REFUNDABLE, even if you are denied.

Required Documents

We required the following documents from all applicants, where applicable. Please keep in mind that not having all required documents will greatly extend the approval process time.

• 4 weeks of current paystubs from employment, if applicable.
• Award letter for SSI/DSS, if applicable.
• Child support court order and payment document from DHR, if applicable.
• Document for TCA, Food Stamps, or unemployment, if applicable.
• Three months of current bank statements and copy of current tax return for self-employed applicants.
• Voucher applicant must submit a copy of voucher.
• Color copy of valid Government issued photo ID.

Credit / Income Criteria

Account Property Management LLC WILL OBTAIN A CREDIT, EVICTION, SEX OFFENDER, LIENS & JUDGEMENT, AND CRIMINAL RECORD REPORT. WE WILL ALSO INVESTIGATE EMPLOYMENT HISTORY AND RENTAL HISTORY.

• Account Property Management LLC will review all applicant credit report, but we strive to base our decisions on all documented information we are supplied. Many of our decisions are based on Income, Rental History and Employment History.
• Applicant-supplied credit reports will not be accepted.
• You must bring home 2.5 to 3 times the rent amount to qualify.
  • Ex: Rent: $800
  • 2.5 times rent income required: $2,000.00.
  • 3 times rent income required: $2,400.00.
• Self-employed applicants must provide most recent tax return and three months’ bank statement.
• Proof of earnings from social security, disability, child support, alimony or spousal support must be documented.
• Income may be combined by multiple applicants.
• We reserve the right to ask for additional paystubs or income verification.
• Unverifiable income will NOT be considered.

Holding Deposit / Security Deposits

• WITHOUT A HOLDING DEPOSIT OR SIGNED LEASE, WE WILL CONTINUE TO MARKET ALL AVAILABLE UNITS INCLUDING SUBMITTED RFTA DOCUMENT.
• SECURITY DEPOSITS ARE EQUAL TO ONE MONTH’S RENT
• Security deposits are requested to be paid within a 24-hour period of acceptance.
• Move-in date must be within 30 days post-security deposit payment.
• Security deposit is NON REFUNDABLE (exceeding the 30-day scheduled move-in date)

Move-in Conditions

• All applicants have provided an approved color copy of a valid government-issued Photo ID.
• Security deposit and first month’s rent paid-in-full.
• Renter’s Insurance Binder number listing Account Property Management LLC as an additional insured 48 hours prior to receiving keys to rental property.
• BGE account number, power on and in applicant’s name 48 hours to receiving keys to rental property.
